Woodland, Capay and Clear Lake Railroad, the Capay Valley Land Company, a eorporation cemposed chiefly of the Directors and Officersof the Southern Pacific Company, purchased on the line of the proposed road, and chiefly in Capay Valley itse!f, throuch which the road -is-being extended from Medison in Yolo county—several lane bodies of the choicest lands to be found in that beautiful and fertile valley. The construction of the Woodland, Capay and Clear Lake Railroad is being pushed with creat energy, and will reach very early completion. The line of this road passes immedtiutety through the lands owned by the Capay Valley, Land Company, which lands will be immediately subdivided into small tracts, several town sites established and the lands and the towa property plaeed on the market, Capay Valley is located on the western side of Yolo county, and is oneof the most fertile and picturesque valleys on the Pacific Coast. The landsin this valley have heretofore been owned in lanze holdings; the growing of wheat has been tie chief ‘agricultural industry, which, owing to the great fertility of the soil, the warmth and. salubrity of the climate, the heavy annual pre
cipitation of rain, and the perfect protection which the configuration of the valley affords against the north winds, has proven highly profitable. At intervals, however, throughout the valley, orchards may bé seen, and these experiments in the line of horticulture have demonstuated the full capabilities of the valley for the growth of all citrus, semi-tropicak and temperate frnits. Orange and lemon trees of most thrifty growth may be seen in the gardens and orchards. Grapes, apricots, figs,pears,cherrics, almonds, peaches, and all the other fruits to be found in the most favored localities, reach here the greatest perfection. The very earliest fruits aud vegetables appearingin San Franciscoand other markets are grown in this valley. With respect to early production, Capay Valley ranks fully with, if not superior to, the celebrated Vaca and Pleasant Valleys. . This fact alone confers avery high premium upon the lands to be be offered. The orchardist, vineyardist and gardener of Capay Valley can place ripe fruits and vegetables in the San Francf{sco and Chicago markete atthe high rate usually obtained for early fruit, and from four to six weeksin advance of nearly every other portion of the State of California, Under completely analogous conditions in Vaca alley, lands have reached a valuation of $600 an acre, and have proven highly profit able investments at that price. The lands to be offered by the Capay Valley Land Company are in all respects equal in fertility, and lie under equal climatic advantages with the most favored orchard and garden lands of the 8 ate, One of the leading objects of the purchase of this land by a syndicate of persons inter: ested in the success of the railroad to be construetéd was to secure the subdivision of the land info small boldings, and to pro mote the density of settlement. Keeping this object steadily in view, some of the largestand mostfertile tracts will be subdi vided into ten and twenty acre lots, andin dividuals will be strictly limited to the own ership of @single lot. Town sites will be located as near to the centre of thé tracts us may be found convenient or judicious, and the purchasers of orchard or garden land in” smalltracts will be permitted to purchase not to exceed five lots in the town site plats. In this way it is desizned to establish populous and ¢ riving communities, whose growth and prosperity shall be based upon small holdings of very fertile and highly profitable lands. Ten acres of this fertile land under climatic conditions so favorable te orchard and garden culture may be made as profitable and responsive to intelli gentindustry as 160 or 320 acres of Jadde voted to the growth of cereals. The very early maturity of fruita and vecetables already alluded to will secure to the cultiva tor the highest market price, while the road to be constructed, being under the manave ment and contro! of the owners of the laud to be offered, will afford every facility for the shipment of fruits and vegetables, and in every respect promote the success of these enterprises. Geographically, Capay Valley lies immediately west of the beautifal and thriving city of Woodland, the county seat of Yolo county. Itetrend is vorthwest and southeast, having a length of twenty-six miles and am average width of three miles. Cache creek isa very considerable stream of water even at its lowest stages, and every piece of land offered is either intersected or washed upon oneof its boundaries by this stream of pure cold water. Gardens and drenards may be brought to the highest stage of perfection without irrigation. The annual rain is abundant for all horticultural purposes,4 but should irrigation be desired for the purpose of“producing more than one crop of vegetables ina sin#le season, or for the purpose of producing perennial crops, abun dant water facilities are at hand for that purpose. The line of the Woodland, Capay and Clear Lake Railroad Company is being grad ed from Madison, the present terminus of the Vaca Valley and Clear Lake Railroad, westward through the valley, and the road will be equipped and in running order at an early day through its entire length. Itisthe desigu te offerthese lands at rates and upon terms of payment which will afford the highest encvvinzement to their aetual oceupation by-a large and industrious class of people.
