D. 1858, upon a judgment rendered in said Court on the 25th day of October, A. D. 1858, in favor of MOSES F. Hoit and William Sublette, hitherto known under the style of “M. F. Hoit and Company,” consisting of the Toll House, Toll Bridge and the Road connected therewith, known as Hoit & Company’s Bridge and Road, leading from the city of Nevada to Sweetland’s and other places beyond the South Yuba River, together with all the rights, members, franchises and privileges thereunto belonging or in any wise appertaining. This Road is now in excellent condition, and has always been regarded by the traveling community as the most easy and direct route to Sweetland’s Sebastopol, North San Juan and other towns and mining localities upon the ridge. The Tolls collected upon the Bridge are now averaging from Seven to Twelve dollars per diem, exclusive of the amount paid monthly, as per con tract, by the “California Stage Company,” and under watchful and judicious management, the Bridge can be made to yield continually a net monthly profit of two and a half per cent. upon Eight Thousand Dollars. To any individual who will devote his personal ention to the charge and control of the property, is sale undoubtedly presents a very rare opportunity for a profitable and secure investment. That section of the County in which the Road has its further terminus, is constantly developing new and extraordinary sources of mineral wealth, and is rapidly filling up with an active, enterprising, and what is bound to become a permanent population. The consequence will be, a large and growing increase of travel to the county seat, and a corresponding enhancement of the value of the Bridge. There is a new, well built, and commodious DWELLING HOUSE situated upon the Road, within a few hundred feet from the Bridge, which, though not a portion of the partnership property, can be purchased at a low figure and readily converted into a very desirable family Home.
