Land Yalues Will Advance Where Sold

Marysville Demorcat : The scheme of purchaging and ‘subdividing certain large tracts
of the west side of the Sacramento river by
a syndicate of capitalists, which scheme hag}
been nearly completed, is the work principally of W. H. Mills, Should the scheme
be carried through as now.-contemplated it
will create a boom in land values in this part
of the Sacramento valley, because the mere
fact that capital has thus been invested will
attract the attention of other capitalists.
There is millions of money lying idle, and
other millions that does not earn more than
three per cent, per annum, which can find
a remuneration at five and six per cent, in
these lands, if handled correctly. The proposed colony scheme is to embrace 12,400
acres of the Boggs place, 41,500 acres of the
Glenn estate, 20,000 acres of the Chambers
tract, 20,000 of the Finnell ranch and one
or two smaller tracts. ©. P. Huntington
and other capitalists are to place the land
in a position to be sold in small tracts of
from twenty to one hundred. and sixty
* acres each to actual settlers who will cultivate and improve the same. Long terms
will be given when desiréd and only the interest on the amount of purchase will be required, which money will be paid--annually
in advance. “The lands are of good quality
and water for irrigation will be a part of the
contract for a deed in all sales of plains.or
up land. It is learned from reliable source
that the propdsed purchases and combine of
land owners and capitalists quite likely will
be completed in the near future,

Will Put Up Gates.
The Directors vf Pennsylvania Engine
Company, No, 2, have been instructed to
procure strong wire gates for the front of
their fire house. At present the building is
fitted with large, heavy glass doors, ®ut they
are kept open nearly all the time, being too
cumbersome to open and shut very handily,

little children, dogs, drunken men and
hoodlum boys, all of whom commit moré or
less mischief. -The wire gates will be con. venient, ornamental and substantial, and
will be so arranged that they can be opened

Whist is steadily gainivg in popularity.
Nearly every town and city in the East,and
many on the Pacitic Coast, have clubs
where scientific whist is played. Books,
papers and lectures devoted to the game are
evidences of the deep interest taken in the
greatest of all card games. Instructors are
traveling about the East teaching people the
game, and one or two of them have visited
San Francisco. Nevada City has many
good whist players.and we would like to see
them form a club and enter the championship race,

Northwest Coast ‘quite dull in a business
way, though the revival of the lumber trade

chill at Grass Valley today. After partially recovering he left for his home at

E, Costello, who with four or five others
were arrested for disturbing the peace a few
nights ago, was tried before a jury in Justice Holbrook’s court today and convicted.
He will receive his sentence tomorrow. The

Be Legal.
Inquiry is made, regarding the manner in
which the required amount of assessment
work on unpatented mining claims is estimated, whether by the day’s work or foot
in shaft and tunnel; if by the day’s work at
what price, or if. by the foot what price ;
nd if work on necessary trails and roads
can: be counted as assessment. work; also if
Allowance can be made for time traveling to
and from claims, The inquiriey ‘come from
different sections of the State. The/vork is
estimated by the day’s work at the ruling
local rate, While the departmen: rulings
interpret the statute according to its spirit,
so far as is known by this paper no decision
permits trail or road work to apply on the
amount of annual work or improvement.
Work must be on the claim itself, or, if on
other. ground, with direct relation to it.
No allowance is nade for time or expense
in going or returning from the claim, In
this matter of assessment work, the atten~
tion of holders of unpatented mining claims
in this State is directed to an act passed by
the California Legislature March 31, 1891,
which’ prescribes that when the required
amount of labor or improvements is’ put on
an unpatented mining claim, -the “owner
shall within thirty days file with the County
Recorder an affidavit describing the labor
performed, the improvement made and its
value, The act provides that failure so to
do renders the mine open to relvcation.

An Evidence of Confidence.
The good prices most of the property of
the Lones estate brought, shows that people have great confidence in the future of
Nevada City. The small wooden building
occupied by James Power’s saloon, on Commercial street, and which has a frontage of
eleven and eight-tenths feet, was sold for
$1,375—over $116 per front foot. ‘About a
year ago the property was sold for $400.
It rents for $20 per month.
