~'* Phe ordinance said the actionis for the preservation of public
peace, health ‘and safety. The
findings were that proposed land
divisions ina portion of the unincorporated territory of the
county are inconsistent with the
recommendation of the general
plan, and not in keeping with
the final zoning intended for the
area,
The general plan designates
the area special study corridor
and general forest, according to
Stanley Mansfield, planning director. Mansfield said he is
aware that land formerly in an
unclassified district was being
split as low as 1.7 acres,
"We recommend that Nevada
county establish emergency zoning for lands adjacent to Fuller
Lake which are now being subdivided through the parcel split
process," read a letter from Ben
Glading, regional manager of the
State Department of Fish and
Game,
The letter to the board pointed out that Fuller Lake is one of
the most popular fishing and recreation lakes in the county, and
a part of the county's domestic
water supply system.
It stated that the land along
the north shore of the lake is
currently being split into parcels
ranging from two to five acres. The county sanitarian, according .
to the communication, has informally indicated that the lots
are too small for effective sewage disposal, and that the small
lots being established are contrary to general plan recommendations,

Eric Gerstung, an employe
ment Tuesday named companfes which he said are developing the land and selling and
splitting it into five acres and
lower. He recommended 10-acre minimums for the emergency ordinance. é
The planning department and
commission anticipate they will
complete zoning of the county
within a year but have not yet
considered this area.
Willie Curran believed emergency action should be taken immediately because proposed
controls could cause a rush of
lot splitting before the board
meets again next week.
There was considerable dis-—
cussion whether the minimums
should be five or 10 acres,
Mansfield said the ordinance
could require the 10-acre minimum but suggested five acres
is consistent with the general
plan, Chairman Dean Lawrence
favored 10 acres,
Gerstung indicated the five
in the process of zoning,
