the hearing, persons in favor of
the zoning spent little time arguing their point before the board,
Presently the Bitney’s area
between Grass Valley and Rough
and Ready is unclassified, which
means a property owner could
do practically anything he wanted
to with the land, subject to use
permits for a few things.
A group of Bitney’s Corner
residents petitioned for a zone
change to a new classification
adopted by the county recently,
This is the new combined single-family residential-agriculture-building site. In this instance the new zone is termed

farming areas, where circumstances warrant,
As an example, the combined
agriculture zone allows livestock, but limits this to one
livestock animal on each half
acre,
The combined building
district sets a minimum lot size,
in Bitney's case of 20,000 square
feet,
These zoning provisionsencompass about 300 acres, Presently, 57.6 acres of the territory is residential and 40 per
cent is open land,
The area to be rezoned runs
from Sunset along Highway 20
to Ponderosa Way, then one
fourth mile south past a row
of lots on the north side of
Highway 20 and up Bitney Springs
Road,
Three parcelsof land were excluded in theoriginal rezoning-the Del Oro Nursery, Bitney's
Corner Cafe and a 6.38 acre

Opponents of the rezoning argued that people move to the
country area to escape city restrictions of the city.
