The study was completed by the firm of Bainbridge, Behrens and Moore, Inc. for the Truckee-Donner Chamber of Commerce to see if the area would be better off incorporating or remaining as it is now. The report’s authors point out that once an area incorporates additional sources of revenue become available. The three major findings and conclusions of the study are: -Incorporation is financially feasible. -Tax rates would climb within the range of three cents to $1 per $100 of assessed valuation. -Incorporation would provide Truckee residents with greater voice in the determination of local land use and government issues. _ The proposed City of Truckee es would encompass 10,000 acres in Nevada County. The authors note that the sanitary district boundaries form a logical planning area to regulate the growth and development of the area to the “maxirnum long ra ‘ge benefit of the entire community.” The study shows that a population of approximately 3,500 residents can be expected, with a peak population as high as 11,000 peuple.
