REQUIRE AN ENCROACHMENT PERMIT ISSUED BY THE DEPARTMENT OF
TRANSPORTATION PRIOR TO COMMENCEMENT OF CONSTRUCTION.
2.A ROAD IMPROVEMENT FEE IN ACCORDANCE WITH NEVADA COUNTY
ORDINANCE NO. 1829 CREATING AND ESTABLISHING THE AUTHORITY FOR
IMPOSSING AND CHARGING A ROAD IMPROVEMENT FEE WITHEN THE
UNINCORPORATED TERRITORY OF NEVADA COUNTY, WILL BE LEVIED AT
THE ISSUANCE OF BUILDING PERMITS FOR EACH PARCEL CREATED BY THE
MAP AND WILL BE BASED ON THE LATEST FEF SCHEDULE ADOPTED BY THE
BOARD OF SUPERVISORS.
3. ALL SLOPES GREATER THAN 30% SHALL BE MAPPED AND DESIGNATED AS
PERMANENT OPEN SPACE AND SHOWN AS NO BUILDING -NON-DISTURBANCE
AREA. ANY ADDITIONAL SLOPES DISCOVERED DURING SITE DEVELOPMENT
SHALL BE MAINTAINED AS PERMANENT OPEN SPACE/NO BUILDING AREAS.
NOTHING SHALL PROHIBIT FUTURE OWENERS FROM SUBMITTING A
TOPOGRAPHIC MAP PREPARED BY AN INDIVIDUAL LICENSED TO PRACTICE
LAND SURVEYING TO DEMONSTRATE THAT INTENDED IMPROVEMENTS WILL
NOT ENCROACH INTO SLOPES GREATER THAN 30%.
4. PRIOR TO ANY OCCUPANCY, VEGETATON CLEARANCE AROUND
STRUCTURES SHALL MEFT THE MINIMUM REQUIREMENTS CP THE PUBLIC
RESOURSES CODE SECTION 4291. STRUCTURES SHALL MAINTAIN A FIRE
BREAK BY REMOVING AND CLEARING AWAY ALL BRUSH, FLAMMABLE
VEGETATION OR COMBUSTIBLE GROWTH WITHIN 30' OF STRUCTURES.
ADDITIONAL CLEARING MAY BE REQUIRED BY THE FIRE MARSHAL IF EXTRA
HAZARDOUS CONDITIONS EXISTS.
5, POST THE ADDRESS NUMBERS FOR EACH PARCEL PRIOR TO ISSUANCE OF
BUILDING PERMITS.
6. DRIVEWAYS SHALL BE CONSTRUCTED FROM THE PRIMARY ACCESS
ROADWAY TO THE BUILDING SITE ON EACH PARCEL IN ACCORDANCE WITH
ARTICLE 3 OF NEVADA COUNTY ORDINANCE L-XVI. IN ADDITION TO THE
COUNTY ORDINANCE, THE FOLLOWING DRIVEWAY IMPROVEMENTS ARE
REQUIRED:
(A) DRIVEWAYS EXCEEDING 150', BUT LESS THAN 800' IN LENGTH, SHALL
PROVIDE A TURNOUT NEAR THE MIDPOINT OF THE DRIVEWAY. WHERE THE
DRIVEWAY EXCEEDS 800', TURNOUTS SHALL BE PROVIDED NO MORE THAN
400° APART.
