1. AFTER AN EXTENSIVE SEARCH FOR ORIGINAL MONUMENTS SET PER REFERENCE NO. 2,
THE BOUNDARY LINES OF THE SUBJECT PARCELS WERE DETERMINED BY ANALYSIS OF
EXISTING FENCE LINES WITHIN THE SUBDIVISION, TOGETHER WITH HOLDING THE POSITION
OF THE MOST SOUTHERLY CORNER OF LOT 79 AND ROTATING TITLE LINES TO A FOUND
MONUMENT AT THE SOUTHWEST CORNER OF LOT 35 (NORTH SIDE OF SPRUCE ST.)
2. THE WESTERLY CENTERLINE OF THE RAILROAD WAS FIELD TIED. A BEST FIT OF THE
CENTERLINE OF TRACKS RESULTED IN A RADIUS OF 3603.32 FEET VERSES A RADIUS OF
3125.26 FEET COMPUTED UTILIZING A 200’ OFFSET FROM THE THE WESTERLY LINES OF LOTS
76 THROUGH 79 DEPICTED AS "CENTERLINE OF ORIGINAL CPRR" ON REFERENCE NO. 1.
WHETHER THE WESTERLY TRACKS ARE CURRENTLY IN THE SAME POSITION AS THE
ORIGINAL TRACKS IS UNKNOW BY THIS SURVEYOR. THE WESTERLY LINES OF SAID LOTS 76
THROUGH 79 WERE ESTABLISHED FROM ANALYSIS OF THE POSITIONS OF FOUND
MONUMENTS AND FENCE LOCATIONS AS PER NOTE 1 ABOVE.

THE TOTAL AREA FOR LOTS 76 THROUGH 79 IS 6,386 SQ. FT. +.
